The buyer’s repair requests arrive in writing on a BINSR, and your window to respond is short. Concede the cosmetic, hold the structural, and offer a credit where a repair would slow things down or invite a second round of requests. The goal is simple: keep the buyer, keep the price, and keep the closing date.
Close and get paid
Payoff, prorations and the wire, walked through before you sit at the table. You usually sign a few days before closing, and once the deed records with the county, escrow releases your proceeds. Leave the keys, remotes and manuals, move the utilities on the right day, keep your closing statement for tax time, and you are done.
