San Tan Valley became a town after voters approved incorporation in 2025, so some services are still moving from the county to the new town government. Most of it was built after 2000 in master-planned neighborhoods like Johnson Ranch, and the same budget buys more house and more yard than it does closer to Phoenix. San Tan Mountain Regional Park sits on the western edge, and the commute is the tradeoff to plan around.
